South Campus Plaza
Construction of the South Campus Plaza (formerly known as Plaza Linda Verde) began in Fall 2014 for the new mixed-use student housing and retail project on the campus of San Diego State University with a budget of $142,700,000. South Campus Plaza will include housing for more than 600 students, along with retail uses designed to serve both the campus and its surrounding neighborhoods, creating a pedestrian friendly destination for shopping, dining and living.
Located immediately south of the SDSU Transit Center, between Hardy Avenue and Montezuma Road, South Campus Plaza will provide a dynamic gateway to the university, helping to create a sense of place, while also helping SDSU become a more residential campus. Demand for on-campus housing remains high and research shows that students who live on campus have higher GPAs and graduate faster than their peers.
Upon completion, the residence halls will offer double-occupancy student rooms, and apartments for residential education staff and visiting scholars. The halls also will feature student learning spaces, multipurpose rooms, faculty offices, study areas, lounges and a community kitchen. Student amenities in the building also will include a mail room, bicycle storage, laundry room and trash chutes.
The retail component of South Campus Plaza will include a Trader Joe's grocery store, restaurants and other retail shops. Negotiations with future tenants are ongoing.
The project will consist of 225,000 gross square feet of residential and retail space and 122,000 gross square feet for the parking structure.
The $143-million project is funded by system-wide revenue bonds that will be paid back by retail, housing and parking revenue generated by the project. No state funds, tuition or fees are being used.
South Campus Plaza Planned Program
South Campus Plaza will include new university-managed on campus housing for 600 students. This addition of housing will help SDSU achieve its goal to house 10,000 of its students either on campus, or within walking distance of campus in university-affiliated housing or nearby apartment complexes.
Retail and Parking
South Campus Plaza includes street-level retail development to serve both the campus and the surrounding community. Planned retail uses include a Trader Joe's grocery store, a national brand restaurant, and a mix of other campus and community-focused stores. The retail will include more than 34,000 gross square feet of retail. On-site customer parking will be provided in a 300-space parking structure. South Campus Plaza will serve as a gateway between the university and the community with uses that will serve both neighbors and students. Attractive pedestrian walkways will provide safe and convenient access for residents to the SDSU Transit Center and the greater SDSU campus. Bicycle amenities (paths and storage) will be provided to make it convenient for cyclists to take advantage of South Campus Plaza and access the campus and the Transit Center. And a public green space will invite residents and students to relax and recreate.
Commitment to Sustainability
In keeping with SDSU's commitment to sustainability, South Campus Plaza will be built utilizing green building guidelines and practices. South Campus Plaza is designed as a pedestrian-, transit- and bicycle-friendly development. Its location adjacent to the SDSU Transit Center will facilitate transit ridership and create less reliance on automobiles, thereby reducing pollution and traffic congestion. Because students living on campus generate significantly less traffic that those living off-campus, providing additional student housing will help the university continue to reduce student dependence on their cars. South Campus Plaza will be LEED Silver certified, and will incorporate a number of measures to reduce water use.
